Investor loans available for purchasing single family houses to duplexes and triplexes to quadplexes have always been difficult. These types of loans were severely limiting as they were based on your income, not the income the property produced. Lenders considered these loans to be risky. As a result, they would charge high rates and often limit you to eight or even just four properties per person. Lenders would rather loan to you and did not like the properties being placed in corporations or limited liability companies.
That has all changed. Now you can get a loan that makes sense. The new loans are based on income the property produces, not on your W-2 from a job. As a result, there is no limit to how many properties you can purchase. Now it is preferred or even required that you place your properties in a corporation or LLC, or in multiple. The additional advantage is limiting liability for you, the owner. If you decide to sell, you can sell the properties, or just sell the whole holding company that owns the properties.
The rates on these properties are lower, and there are no personal guarantees. Since they are non-recourse loans, you can now purchase these properties inside your self-directed IRA. Now you can build wealth faster!
You can purchase these properties with as little as 15% down. After a year, you can typically take out a line of credit on the equity you have built in the house, and use those funds as down payments on additional properties, allowing you to grow your wealth faster.
Before you used to have to have a full time job, managing your properties on the side. Now you can focus exclusively on your portfolio of properties.
Dan Sinclair, originally obtained his mortgage broker's license in 1995 at the same time as obtaining title insurance license. He handled simple loans back then, with a dual path in commercial and residential real estate. Additionally Dan has worked as a stock broker earning his Series 7 and 66 licenses. Later he became a financial planner and worked in insurance. He first opened his lending company in 2009, with the latest iteration incorporated in 2012.
Prior to working in lending, he was in industrial construction going back to the 1970’s, with a dual path in computer and electrical engineering starting in the early 1980’s. After working for years for his father’s civil engineering and commercial turned industrial general and mechanical construction company, Dan opened his first residential construction business in 1985 as a GC. By that time he had already learned robotics, programming, and computer aided manufacturing (CAM).
He also worked in the electrical department in one of the world’s most advanced paper mills for a few years. Dan went on to complete three years of computer/electrical engineering, with a general first year, before going to work for a large electrical manufacturer at the plant, handling distribution.
After completing an accounting degree from ACSB accredited SCSU in Minnesota, Sinclair moved to Florida to work for a commercial real estate developer. He acquired a title insurance, mortgage broker, and real estate licenses while taking the CCIM (Certified Commercial Investment Member) courses and studying for the CPA exam. He worked in commercial real estate and finance, while also serving as IT Director for the entities he worked for, or started.
Sinclair was routinely a leader by necessity, rather than by choice. When local builders without financial or management experience began failing at the peak of the market, Sinclair was forced to step in and take care of the needs of existing clients. He obtained his General Contracting license in Florida and began building hurricane resistant homes that were certified green (Florida Green Building coalition), Energy Star Compliant and Fortified for Safer Living. During this time, Sinclair researched a number of ways to make homes stronger and more efficient, while shortening the building cycle to reduce costs for clients. He filed for a number of patents on homebuilding processes.
After the homebuilding industry came to a screeching halt in Florida, Sinclair was pulled back to his roots, industrial and commercial construction. He worked in both finance and management for manufacturing plants, power plants and mining projects. Types of plants ranged from energy independence for the US to his history in paper mills, powerplants and mines.
His background as an insurance agent and adjuster for large losses, has given him a unique perspective on the devastating impact of hurricanes. He is committed to helping people reinforce their plants, businesses and homes to withstand the impact of hurricanes. Sinclair has made his business focus helping hurricane survivors get back on their feet quickly from Florida to North Carolina to Texas to Colorado.
Now the company is licensed from North Carolina to Louisiana (Texas does not require licenses) and Tennessee and Colorado. Sinclair holds a number of certifications including ICC Certified Commercial Building Inspector, Haag Certified Commercial Roofing Inspector, Tile Roofing Institute Florida High Wind Tile Certified Installer and Xactimate Level 2/Proficiency. Xactimate is the estimating program used by 85% of the insurance companies (wind, P&C) and their adjusters. In addition to holding a Florida General Contractor’s (unlimited) license, he is also a Florida Certified Roofing Contractor, a Florida Licensed Commercial Building Inspector’s (includes Commercial and Residential Roofing) license, an Alabama State Licensed General Contractor and State Licensed Residential Roofer, a Mississippi State Certified General Contractor with a master classification, a Georgia State Certified General Contractor, a South Carolina State Licensed General Contractor, a North Carolina State Licensed General Contractor, a Tennessee State Licensed General Contractor, a Louisiana State Licensed Commercial Contractor and holds a number of licenses in Colorado.
Dan has also passed the national GC trade exam, so he can quickly pick up licenses in many more states in a fraction of the normal time. Additionally Dan holds a number of manufacturer certifications, including the CertainTeed Master Shingle Applicator certification, as well as both commercial and residential GAF certifications, the Mule Hide certification for TPO.
